Requirements for Processing an Unregistered Property

If you have a property without any supporting documents proving you are the owner, you can start applying for the tax declaration. This is a simple yet often overlooked process for many lot owners in the Philippines who want to register their property in the Registry of Deeds. It’s important to get this document because it’s one of the requirements for getting a land title. On the other hand, there are only six requirements that you need to submit for the tax declaration processing of your undocumented property.

What to Submit for Property Tax Declaration in PH

When processing the tax declaration, you must prepare all the documents to be submitted to the designated office before you apply. While the Deed of Conveyances is optional, you can ask the staff if you need to submit it. Here are the 7 requirements that lot owners with undocumented properties should secure to process tax declaration:

Sworn Statement. This document can be requested from the Assessor’s Office. In this form, you will declare the size of the property, the quotation, and its deemed value. Since you will be the one to declare the value of your property, you will need a real estate appraiser to determine the value. Affidavit of Land Ownership and Possession. This affidavit says that you are the rightful owner of the property and have been residing there for many years now.

Affidavit of Adjoining Lot Owners. In this document, you will need the signatures of your neighbors to testify that you are living on that property.

Barangay Certification. This is another proof that you are a resident of the said barangay where the property is located.

Sketch Plan with A and D Certificate. This sketch plan is approved by the DENR office along with the Alienable and Disposable Certificate. However, you will need to hire a geodetic engineer to create the sketch to show the exact location of the property. The DENR office will put a seal on it to certify that it’s alienable and disposable. In other words, the property is livable.

Cedula and valid ID. Go to the municipal office to obtain your cedula and prepare one valid ID for your identification.

Deed of Conveyances. This legal document transfers property ownership from one individual to another, therefore must only be submitted if needed. Or else, this one is optional.
